What Does Queensland Smoke Alarm Compliance Mean?
Queensland smoke alarm compliance means your property meets the requirements set out in the Fire and Emergency Services Act 1990 and the Building Fire Safety Regulation 2008. These laws apply to every residential property in Queensland — whether you own it, rent it out, sell it, or manage it on behalf of someone else.
As of 1 January 2027, every Queensland dwelling must have:
- Photoelectric smoke alarms (ionisation alarms are no longer acceptable)
- Smoke alarms installed in every bedroom
- Smoke alarms in hallways that connect bedrooms to the rest of the home
- Smoke alarms on every level of the property
- All smoke alarms interconnected — so when one sounds, they all sound
This is a legal requirement. There are no exemptions for property size, age, or type.
Who Needs to Be Compliant — And When?
The compliance deadline depends on the type of property and what is happening with it:
Already required (since 1 January 2022):
- Properties being sold — must be compliant at contract signing
- Properties being leased, renewed, or re-let
- Properties undergoing substantial renovations (building approval required)
Required from 1 January 2027:
- All remaining residential properties — including owner-occupied homes that have not been sold or leased since 2022
If your property has been sold, leased, or renovated since 2022 and the alarms were not upgraded, it is already non-compliant. If it is owner-occupied, you have until 1 January 2027 — but there is no benefit in waiting.
What Does a Compliant Property Look Like?
A fully compliant Queensland property has all of the following:
- Photoelectric smoke alarms only — ionisation and dual-sensor alarms that contain ionisation elements do not meet the standard
- An alarm in every bedroom — not just near bedrooms, but inside each one
- An alarm in every hallway connecting bedrooms to the rest of the dwelling
- An alarm on every storey — including split levels, mezzanines, and lofts
- All alarms interconnected — hardwired through the electrical system or wirelessly linked so that when one alarm triggers, every alarm in the property activates simultaneously
- All alarms less than 10 years old — every smoke alarm has a manufacture date and must be replaced before the 10-year expiry
If any single element is missing, the property is not compliant under Queensland law.
