🏗️ Who We Work With on New Builds

  • Builders: We slot into your standard pre-handover schedule. Same week as final clean and PCI is ideal — we don’t get in the way of any other trade.
  • Owner-builders: We coordinate directly with you and your nominated electrical contractor. We can supply the alarm hardware ahead of time so it’s on-site when wiring goes in.
  • Developers: Volume pricing available for 3+ homes. We block-book installs across multiple sites, single invoice per project.
  • Project managers: Single point of contact, certificates issued in your QA folder format on request.

🎯 Why Engage a Smoke Alarm Specialist on a New Build?

Most builders rely on their electrical contractor to “tick the smoke alarm box” during fit-out. That works fine — until it doesn’t. The most common new-build smoke alarm problems we get called to fix after handover include:

  • Alarms installed but not interconnected — fails QLD 2027 standard
  • Ionisation alarms used instead of photoelectric — fails the standard
  • Missing alarms in bedrooms or hallways — fails placement rules
  • No compliance certificate issued at handover — buyer can’t move in or sell
  • Alarm brand/model not legal under QLD law — needs replacement at owner’s cost

Engaging a licensed smoke alarm specialist on the build means none of that happens. The home leaves your hands fully QLD compliant, with paperwork buyers can actually use.

❓ New Build Smoke Alarm Installation FAQ

When in the build schedule should we book the smoke alarm install?

Final-fix week. Once the ceilings are in, the electrical contractor has run cabling, and the home is otherwise close to handover. We can be in and out in 90 minutes for a typical 4-bedroom home.

Do you supply the alarms or does our electrician?

We supply, install and certify — that’s what the $120 per alarm covers. If your electrical contractor has already supplied alarms, we can install and certify those instead at a reduced labour-only rate.

Can you certify alarms installed by another electrician?

Yes. We attend, inspect every alarm, test the interconnect, and issue a Form 24-ready certificate under our QLD Electrical Licence #92217. We’ll flag any compliance issues before signing off.

Do you offer volume pricing for developers?

Yes — from 3+ concurrent builds we offer volume pricing and a single project invoice. Call 0488 791 582 to discuss.

New build smoke alarm installation Brisbane — FAQ

What smoke alarm rules apply to a new build in Brisbane?
Every new home in Queensland must comply with the full QLD smoke alarm standard from day one — photoelectric, interconnected, in every bedroom, every hallway connecting bedrooms, and every storey. New builds must be hardwired 240V with battery backup (not battery-only) under the National Construction Code and the Fire and Emergency Services (Domestic Smoke Alarms) Amendment Act 2016. Alarms must be certified to Australian Standard AS 3786. Your private certifier won't sign off the building until the smoke alarm compliance certificate is in the file.
When in the build schedule should the smoke alarms be installed?
Two visits, two stages. Rough-in: alarms cabled (240V mains plus interconnect) at the same time as the rest of your electrical, after framing and before plasterboard. Final fit-off: alarm bodies installed, system paired, full test with calibrated photoelectric test gas, and dated AS 3786 compliance certificate issued — done after painting, before practical completion. We coordinate both visits directly with your builder or sparky to lock in the dates so it doesn't hold up the certifier's final inspection.
Do you supply the alarms or does the builder's electrician?
Either model works — we can supply and install end-to-end (Brooks or Red, photoelectric, 10-year sealed-battery, AS 3786 certified) or certify alarms a builder's electrician has already roughed-in, provided they're a brand and model we're confident in. Our preference is end-to-end because it means a single point of accountability for the compliance certificate. Either way, the per-alarm fitted price ($120) is consistent with our residential pricing — no new-build premium.
Can you certify smoke alarms installed by another electrician?
Yes — we do compliance-only inspections regularly, including for new builds where the original sparky has installed the alarms but isn't issuing the smoke alarm compliance certificate. We test every alarm with calibrated photoelectric test gas, verify locations against the legislated requirements, confirm interconnection, and issue a dated AS 3786 compliance certificate suitable for the certifier's file. If we find a non-compliance, we tell you and the original electrician straight — no surprises at certifier sign-off.
Do you offer volume pricing for builders and developers?
Yes. Multi-lot residential developments, townhouse projects, duplex builds and small estate developments are quoted per-dwelling at volume rates below our standard $120 per alarm fitted, with the dated compliance certificate per dwelling included. We coordinate directly with the builder's site supervisor, schedule rough-in and fit-off visits to match the build program, and provide a master compliance register at handover. Connex Electrical Pty Ltd (QLD Electrical Licence 92217) is set up for builder accounts on monthly invoicing with 14-day terms.
What documentation does the certifier need at final?
Your private certifier will ask for two pieces of paperwork from us: the Electrical Safety Certificate (covering the hardwired smoke alarm work as part of the broader electrical), and the dated AS 3786 smoke alarm compliance certificate (listing every alarm by location, model, manufacture date, and pass/fail test result). We deliver both at fit-off — emailed to you, the builder and the certifier on the day, plus hard copy on request for the homeowner's file.
