What the Property Owner Pays For
Under Queensland law, every dwelling must meet smoke alarm compliance rules by 1 January 2027. That includes NDIS accommodation.
- Interconnected photoelectric smoke alarms
- Alarms in every bedroom
- Alarms in hallways connecting bedrooms
- Alarms on every storey
- Replacement of expired or non-compliant alarms
These are building compliance costs. They are not usually funded through a participant’s plan. They sit with the landlord, SDA provider, SIL property owner, or homeowner depending on who controls the dwelling.

What You Usually Need for an NDIS Funding Request
- An OT or audiologist recommendation explaining why the participant needs visual or tactile fire alerting
